Properties is the foundation of a Propvora workspace. It is where your portfolio lives, from a single flat to a block of units, and it is the record that tenancies, work, compliance, finance and documents all hang off. If your property list is accurate, everything else becomes easier to keep accurate too.
What the module is for
Most UK property operators keep their portfolio in several places at once: a spreadsheet of addresses, a folder of certificates, a phone full of supplier contacts and an inbox full of tenant messages. Properties is designed to give each property one dependable record, so that you and your team can answer simple questions quickly:
- Which properties and units do we look after, and who owns them?
- What type of property is each one, for example a single let, an HMO or a block?
- What is happening at this property right now: who lives there, what work is open and what is due?
How it connects to other modules
A property record is the anchor point for the rest of the workspace. Tenancies sit against a property or unit. Work and maintenance jobs are raised for a property. Compliance obligations such as gas safety, electrical and energy certificates belong to a property. Finance, documents and reports all draw on the same record, so you are not re-typing an address in five places.
Your plan sets how many properties a workspace can hold: up to 2 on Base, 15 on Pro and 100 on Agency. See Property allowance and add-ons for how extra capacity works.
How to prepare now
- Make a single, tidy list of every property and unit you manage, with full addresses and postcodes.
- Note the property type for each one and whether it is licensed as an HMO.
- Record who owns each property and who your main contact is.
- Remove duplicates and properties you no longer manage, so you start clean.
- Keep the list somewhere your team can see, so it stays current while the module rolls out.
