Compliance is designed to help you keep track of the certificates, checks and renewal dates that come with letting property in the UK. The aim is simple: see what is in date, what is due soon and what is missing, across every property, without relying on memory or a spreadsheet.
What the module is for
Landlords and agents carry a long list of obligations, and many of them recur on different cycles. These are the kinds of obligations the module is designed to help you track:
- Gas safety records for properties with gas appliances.
- Electrical safety reports (EICR).
- Energy Performance Certificates (EPC).
- Smoke and carbon monoxide alarms.
- HMO licensing and other property licences.
- Deposit protection and the related information given to tenants.
- Right to Rent checks and any follow-up checks.

Requirements differ between England, Wales, Scotland and Northern Ireland and can change, so check current guidance or take professional advice where you are unsure. How it connects to other modules
Each obligation belongs to a property, and some belong to a tenancy, such as deposit protection and Right to Rent. Certificates and evidence are documents, so they connect to the Documents module. Renewals often mean booking a contractor, which links to Work and Suppliers. Reports are intended to give you a portfolio-wide view of what is due.
Compliance and rent tracking are included on every plan, including free Base.
How to prepare now
- Collect the current certificate for each property: gas safety, EICR and EPC.
- Note the issue date and expiry or next-due date for each one.
- Record when smoke and carbon monoxide alarms were last checked.
- List any HMO or selective licences with their reference numbers and expiry dates.
- Keep deposit scheme references and Right to Rent check records for each tenancy.
- Save digital copies with clear file names, for example the property address and certificate type.
