Welcome to Propvora

Propvora is a property operations platform for UK landlords, letting and property managers, and the people who work with them. It brings properties, tenancies, maintenance, compliance, money, communications and workflows into one connected place, so the people running a portfolio can see what needs attention without hunting through spreadsheets, inboxes and shared drives.

Propvora is built and operated by Blackwellen Limited, a company registered in England and Wales. Everything is designed around UK property practice and UK data protection law.

Who Propvora is for

• Property managers and letting teams who run portfolios on behalf of owners and need a shared view of work, compliance and people.
• Landlords who manage their own homes and want their tenancies, certificates and records organised in one personal workspace.
• Suppliers and contractors who carry out work for property teams and want jobs, coverage and compliance documents in one place.
• Tenants, owners, applicants, guarantors and leaseholders who are invited into a secure portal by their property team.
• Partners who refer new customers through the partner programme.

How it fits together

Everything in Propvora happens inside a workspace. A workspace belongs to one organisation, and its data is kept separate from every other workspace. A property manager's workspace is where the team works; a supplier has its own workspace for its jobs; a partner has an affiliate workspace for referrals and payouts.

People outside the organisation, such as tenants or owners, don't join the workspace itself. Instead, the property team invites them to a portal: a focused, secure view that shows only what has been shared with them. Portal users sign in with a one-time email link rather than a password.

If you belong to more than one workspace, for example because you manage a portfolio and also run a supplier business, the workspace switcher lets you move between them without signing out.

What's ready today

Accounts, sign-in (including Google sign-in), guided onboarding for property managers, suppliers, customers and partners, workspaces and the workspace switcher, and portal access by email link are all live. The operational modules you'll see in the workspace navigation, such as properties, compliance and work, are being rolled out in stages.
